How does buying land from Western Investment Land with cash work?​​
1. To start the purchase process, send us a message, email, or select "Pay in Full" on the parcel's page and follow the purchase steps.
2. We will then provide you with the necessary details to finalize the deed and paperwork, along with payment options. You can pay using a Credit/Debit Card or Zelle Quickpay.
3. Once we receive your deed information and full payment, we will draft your Warranty Deed and submit it via Simplifile to the county for recording. This usually takes about 48 hours after we receive your information and payment.
4. After the Warranty Deed is submitted for eRecording, the county typically records it within 3 days. Once recorded, we will give you the registered document number, a PDF of the recorded deed, and mail you the original, signed, and notarized deed along with a printed version of the recorded deed via Priority Mail.
5. That's it! The land is yours. The whole process usually takes 5-7 business days. It's that simple!

How does buying land from Western Investment Land via Land Contract?​​​
1. To start the purchase process, send us a message, email, or select "Land Contract" on the parcel's page and follow the purchase steps.
2. We will contact you to collect and verify your land contract information, such as the terms, your name, and address. This will help us set up your file and prepare the documents for you to sign.
3. Everything can be handled electronically. We will send you the documents to eSign, and once signed, we can begin. We do not use banks or underwriters; this is a payment plan through us that allows you to make small installment payments towards your lot. This program makes land ownership accessible to everyone.
4. You will make regular monthly payments. We offer an Auto-Run program, which allows us to charge your card on file on your payment date each month. This option ensures you never miss a payment, but it is not required.
5. Once you have paid for the land in full, we can start the deeding process. We will confirm the information you want on the deed, then draft your Warranty Deed and submit it via Simplifile to the county for recording. This usually takes about 48 hours after we receive your information and payment.

How long will it take for my name to appear on the county assessor's database?
This process varies by county. Each county has several departments that need to process the deed once it’s recorded to update their systems. Recording the deed officially transfers ownership, making the land yours. However, it can take up to 4-6 weeks for all departments to update their information and databases.

What forms of payment do you accept payment?
We accept all major credit cards as well as Zelle QuickPay.​
Can I have more than one name/person listed on the deed?
Yes, you can have as many people as you like listed on the deeds. The documents can also be made in the name of a trust, corporation or LLC.​

What type of deed is recorded?
The deed will be a Warranty Deed, the strongest and safest of deeds.​​​​​

Are the photos from the acutal property?
The photos in the listings are not actual photos of the property (unless otherwise specified). The scale of the areas we sell land in is enormous, we have dozens of lots in the same area/valley, so we will use this same template to sell off all of these properties. The photos are from the same area and showcase a the overall likeness of the property and its surroundings. It is also worth noting that depending on rainfall the desert can appear more green or more brown than our photos as is normal with vegetation.

Are there any back taxes or liens on the property?
No, the taxes are paid current and there are no back taxes or liens on any of the properties sold by Western Investment Land. The land is free & clear of any encumbrances.​

What improvements have been made to the property?
None. Unless otherwise indicated, this is a vacant property. It has not been fenced. There are no homes or buildings on the property and the land is free and clear of trash. This is a pristine piece of land.

Is there a time limit to build?
No, there is no time limit to build, and no maintenance is required (unless the listing specifies otherwise). The property can sit vacant as long as you like. The land is sage and wild grasses. There is no upkeep needed.​​

Can I live on the land?
Each of our lots is unique. If a lot is within a subdivision, you are generally allowed to live on the property full-time. However, some of our more rural lots are in counties and states that do not permit full-time residency. These lots can still be used for recreational purposes, such as temporary vacation stays in a cabin or mobile home. If you plan to live on the property you're buying, please let us know. We want to ensure the lot meets your specific needs and desires.

If I were to live on the land, how would I go about dealing with sewage?
Sewage would be via septic tank.

What about water?
Water can always be purchased and brought to your lot, and there are delivery services that can bring water directly to you. However, if you want a water source on your property, most Western states require you to obtain water rights, which are not included with our properties. Once you have water rights, you can build a well or install a water collection tank on the lot.

Do I get mineral rights with my property?
We convey 100% of our mineral rights along with the purchase of one of our lots.
