If I want to make a Cash purchase, how does the process work?

The process is simple! You've paid, Western Investment Land will handle everything from there. We will create a Warranty Deed to transfer the property from our name to yours. We will also pay the transfer tax and recording fees. The required documents will be mailed to the County the same day your payment hits our bank and within 10-14 days, the County will transfer the property to your name and mail you the recorded deed to the address you provide. If you would prefer faster service, we also has the capability to e-record the documents and the land is in your name within 1-2 business days. In no time at all, you could officially own a piece of western land.

If I want to make a purchase via Land Contract, how does the process work?

Once you select your property to purchase on Land Contract and make your Down Payment, we will take it from there! We will email you to determine the terms of the contract. The minimum monthly payment is listed on the website page for each property, but if you would like to pay faster, just let us know. Together we will decide on the amount of the monthly payment and for how many months the payments will be made. Western Investment Land will then draft the Land Contract, outlining the terms of the purchase, which we will send your way via Priority Mail. The packet you receive will contain two copies of the contract, a variety of maps of your property, a payment schedule, and a prepaid mailer. to mail one signed copy of the contract back to our office. You keep one signed contract for your records and mail one signed contract back to us. Your first monthly payment will be due around 30 days after your Down Payment in made. At the end of the Contract, once you are paid in full, Western Investment Land will take care of getting the property transferred to your name. We will draft the Warranty Deed, pay the transfer taxes and recording fees, send it all to the County, and within 10-14 days, the County will mail you the Recorded Deed showing the property in your name. Can I have more than one name/person listed on the deed or contract?

Yes! You can have as many people as you like listed on the deeds and contracts. The documents can also be made in the name of a trust, corporation or LLC.

What forms of payment do you accept for the monthly payments?

We accept a variety of payment methods. You can mail us a personal check, cashier’s check or money order. We also accept Master Card, Visa & Discover. If you prefer to pay by Bill Pay, direct deposit, or wire transfer, we can get you the information you need to make that happen, as well.

If I finance the property, to whom do I make payments?

We have our own in house financing available with NO interest, NO qualifying & NO credit check.

Is there a penalty if I pay off early?

No! There is no prepayment penalty. In fact, if you payoff early, we give a 10% discount off the remaining balance at the time of payoff.

What type of deed is recorded once the land is paid off?

The deed will be a Warranty Deed, the strongest and safest of deeds.

Are there any back taxes or liens on the property?

The taxes are paid current and there are no back taxes or liens on any of the properties sold by Western Investment Land. The land is free & clear of any encumbrances.

May I use the land while I am making payments?

Yes! You have full use of the land during the entire contract period.

Is there sewer service or do I need a septic tank?

Sewage would be via septic tank.

Is there a time limit to build?

No. There is no time limit to build and no maintenance required. The property can sit vacant as long as you like. The land is sage and wild grasses. There is no upkeep needed.

What improvements have been made to the property?

None. Unless otherwise indicated, this is a vacant property. It has not been fenced. There are no homes or buildings on the property and the land is free and clear of trash. This is a pristine piece of land.
